When is my first payment due?
Fall 2026 residents will need to pay their first installment by July 15, 2026
What size are the beds?
Beds are full-size extra-long. Queen-size sheets are recommended for the best fit.
Can additional furniture be brought into the apartment?
You are welcome to bring additional furniture with you, but don't forget that we fully furnished all of our apartments. You are welcome to move the furniture around to best suit your preferences, however, if any furniture is removed from the property it will need to be stored at the expense of the resident and brought back at the end of your lease in the same condition it was originally in.
Do I need a guarantor?
Yes. A guarantor is required for all leases. If a guarantor cannot be provided, a security deposit may be accepted instead.
Can I pay my bill with a credit card?
Yes. Credit card payments are accepted through the resident portal using Visa, Mastercard, American Express, or Discover.
What if I need to cancel my lease?
Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. Union on San Antonio does offer reassignment options, which allows you to provide a new lease holder to presume responsibility of the remainder of your lease with a fee. Please contact our team for more information.
Do you allow pets?
Union on San Antonio is a pet friendly community for approved, cats, dogs and service animals. No more than two animals are permitted in a single apartment. Please contact the leasing office to discuss weight limits and breed restrictions.
How many people live there?
Union on San Antonio is set to accommodate 991 residents. We can't wait to meet you!
When do I put down a deposit?
If you do not have an approved guarantor, you must pay the deposit when signing your lease. The lease agreement is not finalized until the security deposit has been paid.
How do our rates compare to on-campus housing rates?
When comparing our rates to on campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities, and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
If I pay in full, do I get a discount?
Union on San Antonio does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
Will you send me a bill each month for my rent?
No. Rent is due on the 1st of each month and is considered late after the 5th.
What types of leases are available?
We offer semester and 12-month installment leases for studio, 2- and 4 - bedroom apartment.
What utilities are included in my rent?
Rent includes high-speed internet, water, trash, and pest control. Electricity and gas are billed separately based on individual usage through Conservice.
Are apartments furnished?
Yes. Apartments are fully furnished with designer furnishings, granite countertops, stainless steel appliances, and a 55-inch TV in the common area.
How close to campus are you?
Union on San Antonio is located approximately 0.5 miles from the University of Texas at Austin.
Can I bring additional furniture into the apartment?
Yes. Residents may bring additional furniture. Community furniture removed from the apartment must be stored at the resident's expense and returned in its original condition before move-out.
Is there an extra charge for paying with a credit card?
Yes. Credit card payments are subject to a convenience fee, while eCheck payments have no fee.
What happens if I need to cancel my lease?
Leases are legally binding for the full lease term. Lease reassignment options are available for an applicable fee. Contact the leasing office for more information.
Is the community pet friendly?
Yes. Union on San Antonio is a pet-friendly community that welcomes approved cats, dogs, and service animals. A maximum of two pets is allowed per apartment. Breed restrictions and weight limits apply.
How many residents does the community accommodate?
The community is designed to accommodate up to 991 residents.
When do I need to pay a security deposit?
Residents without an approved guarantor must pay the security deposit when signing the lease.
Is parking available?
Yes. Covered garage parking is available for an additional monthly fee. Contact the leasing office for pricing and availability.
How do your rates compare to on-campus housing?
Rates vary based on floor plan, square footage, furnishings, utilities, and community amenities. The leasing team can help compare available housing options.
When can I move in?
The Fall 2026 move-in date is August 20, 2026.
Do you offer a discount if I pay my rent in full?
No. Union on San Antonio does not offer discounts for paying rent in full.

When is S.M.A.R.T Housing Available?
Rates for S.M.A.R.T Housing are set by the City of Austin and sent out to the property every July. Spaces are filled on a first come first serve basis, to reserve your spot complete your lease ASAP.
What is SMART Housing?
S.M.A.R.T. Housing, a program created by the City of Austin, aims to aid students who are receiving need-based financial aid, paying for school via student loans, or working to pay for school and living expenses independently. In essence, the City of Austin created the Safe, Mixed-Income, Accessible, Reasonably Priced, Transit-Oriented (SMART) housing program to help make rent more affordable!

What if I Qualify and My Roommate Doesn't?
We are able to place S.M.A.R.T Housing residents with roommates who sign market rate leases.
How do I qualify?
Apply for SMART floor plan and email your UT Cash Page or Income Verification form to [email protected].
Space is not secured until fully executed lease and all qualifying documents received.
What floorplans do you offer SMART housing in?
We offer SMART housing in our Studio S1 and S2 floor plans starting at $937. Rates for S.M.A.R.T Housing are set by the City of Austin and sent out to the property every July. Spaces are filled on a first come first serve basis, to reserve your spot complete your lease ASAP.
